My name is Dietrich Washausen. As Managing Director of DiWas GmbH, I have worked in the real estate sector since 1997. For more than 20 years my focus has been on the brokerage of income-producing residential properties – apartment buildings (Mehrfamilienhäuser) as well as mixed residential and commercial buildings – primarily in Berlin, but also in Leipzig, Dresden and Brandenburg. In addition, I handle the sale of individual condominiums and single-family homes.
I handle every mandate personally, from the initial assessment to the notary appointment – as your single point of contact, with no changing responsibilities. Precisely in times of automated valuations and offers, this direct contact matters all the more: I know the properties, the owners and the local market – not just from data. I do use modern AI tools, but I always review their results critically before relying on them. Many of my institutional and private clients, both in Germany and abroad, have worked with me for many years – reliability, transparency and discretion matter more to me than rapid growth.
Beyond real estate, I take a keen interest in much of what life has to offer – culture, music and literature, history, physics and politics, and above all travel, which continues to broaden my perspective time and again.
I guide the sale of your property from the initial assessment through to the notary appointment – as your sole point of contact, with no intermediaries. I only take on a mandate on the basis of a direct marketing agreement with the owner.
I prepare a well-founded price assessment for you, taking into account location, building fabric, tenancy situation and the legal framework – such as social conservation area rules (Milieuschutz) or the rent cap (Mietpreisbremse). This assessment does not replace a formal valuation report by a publicly appointed expert, but it gives you a reliable basis for your decision to sell.
I obtain the necessary documents from public authorities, owners and property managers and prepare them so that prospective buyers have a reliable basis for their decision from the outset.
I market your property discreetly, usually off-market, through my long-established circle of vetted investors – and conduct the negotiations through to completion personally.

On behalf of my private and institutional investors, I am looking for apartment buildings, mixed residential and commercial buildings and development plots in Berlin, Leipzig, Dresden, Potsdam and Brandenburg an der Havel.
I therefore offer owners the opportunity to find out the market value of their property free of charge and without obligation. Based on a brief property questionnaire on the condition of the building together with a rent and floor-area schedule, I determine a currently realistic achievable price. For this I always use up-to-date data from the official valuation committee (Gutachterausschuss), all available neutral market data from public sources and modern artificial intelligence, whose results I review critically. From this I prepare my own well-founded price assessment.
I always treat a property with the necessary care and discretion and offer it only to selected prospective buyers. I conduct all sale negotiations personally, drawing on more than two decades of experience in the apartment-building business.
DiWas GmbH is a member of the German Real Estate Association (Immobilienverband Deutschland, IVD), a national federation of real estate advisers, brokers, property managers and surveyors.
Through the association I am kept up to date on the latest developments in the sector and receive continuing professional training from experienced specialists in the areas relevant to my work.
Admission to the IVD is subject to an entrance examination. All members receive a certificate from the association confirming that they meet its wide-ranging membership requirements.
